But, it seems things going slow now. OSEA results too confirm this hypothesis

I do not think there will be a bursting of a property bubble as in 2008-2009, Demand will be gradually rising and will start more rapidly rise if interest rates fall further. There was a recent research report by KPMG, according to them there would be an under supply of luxury property units in next 3-4 years when we consider the projects in pipe line are completed successfully. Would like to hear the views of property sector enthusiast like Antonym. Smile

I am expecting property bubble to burst in near future because Sri Lankan real estates are really expensive compare to income level of the people. There is no sustained asset price bubble in any where in the world. Good examples are Japan, US where they had massive burst affecting whole economy.

There is JLL report, according to which absorption is quite low. Large influx of apartments are on the card if these project come up on plan which is very unlikely though.

Amazingly, JKH onthree20 sales are quite dramatic, but OSEA sales are down comparatively

Historically, we are away from the expectation. No property company in SLA has so far seen the said growth.

Property prices, like the prices of most commodities, are determined by demand and supply. Prices have reached current levels because of demand that was created in anticipation of an economic boom - which has not really happened.

If the economic environment becomes more 'business friendly', demand for commercial/office property would increase... which would result in a further increase in property prices.

Some of the investments in luxury residential property is from overseas. More money will flow into this segment only if the country's prospects look healthy. More local money can come into this segment if the economy prospers and/or the stock market booms.

For a sustained price escalation in both categories of property, the economy needs to grow faster. I do not expect the property bubble to burst; but it could deflate gradually. The safer bet, in my opinion, is shares of well managed L&P companies: L&P share prices would rise faster and fall slower than property prices. Heads I win, tails I don't lose... That's why I'm a property sector enthusiast. Smile

Since 2011 i have been telling people not to invest in apartments/high rises. More than in those days now we can see the less demands for those ( in general). If you have money and dont wanna invest at CSE, then buy lands near to Colombo city. You will b a winner within 24/36 months.
When i say buy lands means buy it for the price you want to buy but not the price the seller wants to sell. Thats ur talent. You have to be ruthless in property business. If u wanna buy lands pls pls dont buy lands far from any main road. Its just wasting your money.

Investing in properties a very interesting subject..

In CSE there are no True "Real Estate Investment Trust companies(REIT)" which are very well organized in a market like Singapore. They distribute more than 90% of rental income, which is like really own a part of the property. The best dividend Land and property counters in CSE like CTLD pays around 50 % of earnings as dividends. I think CSD have a good pay out ratio though their earnings are very low.

US and Europe property bubble created by the banks .they lend money to builders from one hand and to the buyers from other. Interest rates were lower for both sides and pay back period around 35 years.This to happen in SL ,our interest rates are too high for the both sides.

Annual net income of well maintained coconut estates is lower than the interest income earned of that investment. Any kind of estates with a reasonable bungalow are good for prestige & spending the weekend in a cool environment avoiding unwanted elements.
