Colombo's land prices are unlikely to go up considering the increase of the land base in Colombo due to relocation of government departments including the proposal to reclocate army headquaters to outer locations and the current reclaiming or filling of the sea for the port and other development. Also most investors are looking at long term leases instead of acquisition of lands. Most large scale high-rise apartments such as Havelock city etc is likely to exceed the medium to short term demand for real estate.

But, I agree with him with regard to the land prices in strategic and leisure locations such as Kandy, Hambantota and the East Coast.
