Correct; as per last report.
This value is based on the revaluation done in December 2009. (Investment property val: 4,592,314,000.00 ) .
If they revalue now, probably they will in near future, this might hit 36.00 at-least.

So don't buy or think those are under valued just because their share price is normally high than NAV. Look at the financials and see whether their operational income from the main business(NOT FROM OTHER INCOME) justifies the current value with EPS,PBT,PAT & other ratios. Then Make ur decision.

This is not that similar to CFVF.
2 Years ago, we saw CFVF have invested heavily in TBills at higher rates (over 20%) and they were to get huge return per share probably more than the prevailed share price.
Later it performed better than I anticipated.
CDS came into the light when they issued rights and used that money to pay back loans to make it a profitable company. It was getting a fair rental income but showing losses due to high capital cost they were paying. ( Bank Interests ).
Then , with the help of some of our member contributions, we just checked its NAV and saw there is a possibility for revaluation after the war . Again, resent land sales - Shangri la etc. - has taken the land values of the area to a new dimension .
Somehow, I also believe NAV should not be the main factor deciding the trading price of property stocks. ( as others highlighted here) . In a takeover bid the story is different.
