They've not revalued their land for over 5 years (or around 7 years). NAV should get a hefty boost when they revalue for a much delayed mixed development. Office space may bypass a perceived property bubble so I hope the mixed development is more in line with Access towers than On320 next door. Their land is around an acre in size so the options are great and they've hopefully taken time to make the right decision. In line with the property project plan, Kia servicing is no longer done at the Union place land. They converted to a holding company from a motoring company which traded as high as Rs. 500 because of this property and investment focus. Kia and Mazda sales have been hit by the high vehicle duty and large engine sizes that attract higher duty than the Honda Vezel/Nissan's etc. All electric Kia and smaller engined Mazdas in the pipeline should help address this and sales. Only the Picanto has sold well from Kia as it's not hit hard on duty like the Sportage and Sorento.

A big game changer would be the launch of the long awaited building project and it's prospects (along with revaluation of property that may take NAV over well over 350-450). Alternatively the issuing of permits for vehicles will get Kia SUV sales a boost like one year around 2010-12 where they made a billion PAT. Not so sure if it'll happen so soon though...
