I have done some investigation about OSEA and decided to exit. Sad

what do you think guys?

hot sitting and working from home concept

lack of collecting rental income and apartment maintain free regular basis due to Covid19 situation.

After 2021Q2 hope they did not have their main income (apartment sales)

lots of complaints about high rental fees in Colombo and no idea about Gov policy,will they take control price or not.

due or dodge rental and lease payments, now legality can not take big action like early days more benefit goes for who is using office space or apartment.

Hi all,

OSEA is a valuable counter in terms of NAV, trading @ 0.39 times of NAV. Also, Strong dividend yield of 9% is making the counter more impressive.

However, COVID19 has negatively impacted the medium term earnings potential of OSEA. The space in WTC is not fully occupied resulting loss of rental income and the trend seems to continue for a while. Working from home has made it worse for OSEA as the tenants leaving the premises premature. Secondly, sale of Havelock city completed/under construction apartments have also been on hold as people and expats are not interested in investing in high scale apartments at this juncture.

Therefore, OSEA is can be classified as a good investment for medium term horizon and justify the investment decision minimizing the opportunity cost, purely because of the high dividend yield.

However, if you are searching for fundamentally solid and stronger earnings potential stock to deliver incremental returns[dividends and capital gains] over the short/early medium term OSEA isn't a good buy.

OSEA is involved in the Havolokcity project which would benefit from Budget 2021 particularly encouragement for non-residents to buy the residential property.

Also, OSEA didn't pay any dividends sofar in 2020. The company usually pays a reasonable dividend of around 1.25 per share. Therefore, there is a chance of paying a double dose by the end of 2020 or early 2021.

Anyways, OSEA is a fundamental sound stock with a professional management team. Singapore based controlling shareholder has a long term vision for this company.

this price is OK if overseas has improved profit margin but their profits have been declining. so regarding profits this rates are bit overpriced. good under 15.
