Reasons.

Some veterans alredy know div amt and dates so they buy before announcement
some miss announcement
when div is larger than last year higher valuations expected so price may go higher than ex div price + div
there are many other conditions etc etc

best example 3rd scenario REXP price 250 div announce 25 . price went higher than 275 and reached 295 due to higher valuations

I expected a dividend growth but same in this year too. I have no idea why rental income declined in last quarter. However they performed well.
